1. What this website is

This site is a business-information site describing the property-management, appraisal and real-estate service lines operated by MARK RAZ PROPERTIES LLC, plus a correspondence channel to the duty desk. It is not a listing platform, not a lease application, not an appraisal order form, and not a management agreement.

2. Scope boundaries — what the board is not

Descriptions on The Key Board page are classifications of business scope, not offers, quotes or opinions of value. You agree that:

• reading this site creates no management, agency, fiduciary, escrow or appraisal relationship;
• no content here is a rental offer, fee schedule, appraisal or market estimate;
• engagements begin only under their own written agreements, including required licensing disclosures;
• where fair-housing, appraisal-independence (USPAP) or escrow rules apply to a service line, they govern that service — not this page.

3. No engagement by browsing

Checking out a key through the form does not retain us, book an inspection, open an escrow file or guarantee a response time. A working relationship starts only when confirmed in writing.

4. Acceptable use

You agree not to:

• submit false, misleading or another person's information through the forms;
• send lease documents, payment details, application data or access credentials via the website;
• probe, scan, overload or attempt to disrupt the site or its hosting;
• bulk-scrape the site or republish its content;
• misrepresent an affiliation with MARK RAZ PROPERTIES LLC;
• use the site for any purpose unlawful under Ohio or United States law, including fair-housing and licensing law.

5. Accuracy of the board

The forty-four tagged lines reflect business scope as classified at publication. Availability, staffing and terms of any line may change; the site is not a real-time availability board. We may correct or restate entries without notice.

6. Intellectual property

All content on this site — the "Key Cabinet" design system, cabinet and tag graphics, page copy, and the MARK RAZ PROPERTIES name and marks — is owned by or licensed to MARK RAZ PROPERTIES LLC and protected by United States intellectual-property law. You may view and print pages for personal, non-commercial reference only; other reproduction requires prior written permission.

7. Third-party resources

The site is hosted on Google Firebase and loads fonts from Google Fonts. Outbound links, if any appear, lead to sites we do not control; we are not responsible for their content or practices.

8. Privacy

Use of the site is also governed by our Privacy Policy. Do not transmit lease documents, payment data or credentials through website channels; see Section 4 of that policy.

9. Disclaimer of warranties

The site is provided "as is" and "as available". To the maximum extent permitted by law we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, accuracy and non-infringement.

10. Limitation of liability

To the fullest extent permitted by law, MARK RAZ PROPERTIES LLC, its members, managers, staff and developer shall not be liable for indirect, incidental, consequential, special or punitive damages arising from use of — or inability to use — this website. Where liability cannot be excluded, our aggregate liability for all claims relating to the website shall not exceed US $100. This does not limit liability that cannot lawfully be limited and does not address obligations under any executed management, appraisal or escrow agreement.

11. Indemnification

You agree to indemnify and hold harmless MARK RAZ PROPERTIES LLC from claims, losses and expenses (including reasonable attorneys' fees) arising from your breach of these terms, misuse of the site, or submission of another person's information without authorization.

12. Governing law and venue

These terms are governed by the laws of the State of Ohio, without regard to conflict-of-laws rules. Disputes arising from this website shall be brought exclusively in the state or federal courts located in Hamilton County, Ohio, to whose jurisdiction you consent.

13. Changes & severability

We may revise these terms; the current version is always posted at /terms-of-service, and continued use constitutes acceptance. If any provision is held unenforceable, the remainder continues in full force.
