Duty roster

A building is a promise
you check twice a day.

MARK RAZ PROPERTIES LLC treats property management as a duty desk, not a filing cabinet. Every building on our board gets a named manager, a logged round, and a key that goes back on its hook at the end of the shift. The same discipline carries through appraisal, escrow and advisory work: sign it out, do the work, sign it back in.

We work from 6212 Lisbon Ave, Cincinnati, Ohio 45213. This website describes our business scope; it is not a listing service, not an appraisal, and not a management agreement — engagements begin in writing.

Names on keys, not drawers

Every service line hangs on a hook with a tag. When a resident calls about a boiler or an owner asks about reserves, the board already shows who holds the key.

Rounds get logged

Inspections, rent cycles, vendor checks and reserve reviews are logged like a night watchman's round — dated, signed, and auditable by the owner whose property it is.

The board stays honest

Board C (appraisal) never leans on Boards A and B: opinions of value are kept at arm's length from management fees. Independence is part of the tag.

Asked at the desk

Before you sign out a key.

Does MARK RAZ PROPERTIES LLC manage both homes and commercial buildings?
Yes — that's the split between Board A (fourteen residential lines: apartments, residential condominiums, cooperatives, resort properties) and Board B (fourteen commercial and nonresidential lines). Each gets its own manager and its own log.
Are the appraisal lines separate from management?
Yes, deliberately. Board C appraisals are kept independent from Boards A and B so an opinion of value is never shaded by a management relationship. That's a standing duty, not a preference.
What's on Board D?
Escrow agencies and agents for real estate, fiduciary offices, listing services, landman services, asset-management and consulting lines — the work that surrounds a transaction rather than the building itself.
Can I get a rent quote or appraisal through this website?
No. The site describes scope and routes inquiries. Quotes, appraisals and management terms are issued only in writing after the desk understands the property involved.
Who do I contact about a specific service line?
Send the K-number (for example K-14 for resort property management) through the contact page or to hello.p.vasquez@markrazpr.shop, and the desk will hang it on the right hook.
